Where the site stands

The story is strong. The site isn't carrying it.

High Meadow owns the hardest asset to buy: a genuine fifty-year reputation, a GHBA Community of the Year award, and 1,600 acres still to sell. The website underperforms that story — not because it is poorly designed, but because it is technically invisible to search and structurally thin where it matters most.

The Timing Argument

High Meadow Estates is nearing close-out and High Meadow West has roughly 1,000 homesites to sell. The search visibility built over the next twelve months is what carries that inventory. Search compounds slowly, so the cost of waiting is real.

Homepage concept

The first screen does one job.

Today the homepage opens on aerial video with no headline, no call to action, and a festival modal covering the logo. This version says what you sell, proves the fifty years, and offers the two things a buyer wants next.

Events

The festival fills the land. The website barely mentions it.

The Cedars Fall Festival is free, family-scale, and brings exactly the people you want standing on the property. Getting from seeing it to being registered currently takes six steps and a required consent checkbox.

TodaySix steps to RSVP
  1. Notice the modal covering the homepage, or find the Events tab
  2. The Events tab opens /news — the blog, not an events page
  3. Scan a reverse-chronological feed for the festival post
  4. Read roughly 400 words to reach the word “RSVP”
  5. Land on a generic form that does not name the event
  6. Give name, email, phone, party size, and tick a marketing consent box
Five required fields. No confirmation of what you signed up for.

The Core Insight

Your buyer does not search for "High Meadow Development." They search for acreage homesites in Montgomery County, building a home on acreage near Houston, and bringing their own builder to Texas land. You own the answer to all three — a fifty-year record, a preferred builder programme, deed-restricted acreage in three counties. None of it has a page pointed at the question.

Proposed structure

A page against every question.

Of 168 indexed URLs, 147 are news posts and only 7 are community pages. This structure puts a page against each question a buyer actually types.

The brand is in good shape. These recommendations are about the path, not the paint.

The engagement

Build the site. Then decide about search.

The website is the piece that has to happen — it is where every finding in this document lands. Search is a separate, optional programme you can start alongside it, after it, or not at all.

Core engagement

The Website

A rebuilt site on the structure in this document — the money pages that were never built, the conversion path, and an availability map buyers come back to.

Built Search-Ready Either Way

Schema, clean titles, meta descriptions, image formats, and heading structure are part of building the site properly — not an upsell. You get them whether or not you run the search programme. What the programme adds is the ongoing work that compounds.

Optional add-on

The 12-Month Search Programme

Content, geography, and authority — the work that turns a good site into the one that ranks for the terms your buyers actually type. Ongoing, and it compounds.

Why It Is Optional, and Why We Recommend It

A new site fixes what is broken. It does not, by itself, create the pages buyers search for or earn the local links that make them rank. High Meadow Estates is closing out and High Meadow West has roughly 1,000 homesites left — the visibility built over the next twelve months is what carries that inventory. Search compounds slowly, so the cost of waiting is real.

Next

What this is, and what comes after.

A design direction and a plan — not a finished build. The homepage shown uses real photography and real communities with indicative copy and lot pricing.

Working Prototype
A clickable homepage and availability map you can put in front of buyers before a single line of production code is written.
Scope the Build
Confirm the page list, the communities, and what content exists versus what needs writing. That produces the build timeline and the number.
Decide on Search Later
The programme can start with the build or after launch. Either way we take a rank and traffic baseline first — nothing is provable without a before.
